What is the ‘Design Stage’ SBEM calculation?
The energy consultant will complete the compliance assessment through the specific plans and specifications that have been developed by the architect or construction developer. If compliance with Building Regulations isn’t achieved initially, the energy assessor will give advice on what can be improved to make sure that compliance is achieved in the most cost-effective way.
When the process has been completed, the assessor will provide you with a series of reports that can be passed on to building control and construction can then start.

What is the ‘On Construction’ SBEM calculation?
Once the building construction is complete, a second assessment is required, this will be provided by the energy assessor and is necessary to ensure any deviations from the ‘design stage’ calculation is modelled and that compliance with the regulations in place is achieved.
The energy assessor will also be required to visit the property and will also ask for confirmation of items including the actual boiler installation, air pressure test score and any other changes that have occurred during the build process. The energy consultant will then be able to complete the EPC for the building and feed the data into the assessment software, the produce the EPC.
