It’s also necessary for newly constructed and new build commercial buildings to also have a non-domestic EPC in place.

TM44 Air Conditioning Inspections

We specialise in providing full TM44 Air Conditioning Inspections for AC units across Surrey. The Energy Performance of Building Regulations of 2007 introduced a statutory obligation that any person who controls an air conditioning system with an output more than 12kW, must make sure that the system undergoes a full inspection every 5 years by a qualified accessor.

Display Energy Certificates

The law requires that buildings which are over 250m² and are occupied in whole or in part by public authorities and are visited by the public must display a Display Energy Certificate (DEC).DECs are accompanied by an Advisory Report, this will include recommendations for improved the energy performance of the building. DECs must be displayed in a prominent place where they are clearly visible to the public.

New Build SBEM & EPCs

When it comes to new build properties, they all require a Part L Document, which should be compiled at the start of the process in order to meet building regulations. Design stage SBEM calculations are required and need to be submitted to Building Control before any work starts on site. A construction SBEM calculation is also needed within 30 days of completion of the building.

Minimum Energy Efficiency Standards

From April 2018, importance changed to legislation means that it’s now unlawful to agree to a new lease for a commercial property without an Energy Performance Certificate (EPC) rating of F or G. MEES applies to new lettings and leases renewals on or after the 1stApril 2018, it requires a landlord or property owner to ensure that the property meets MEES before the lease has been granted.
