Commercial Energy Performance Certificates in Thurrock

At Clifton Energy in Thurrock, we’re energy consultants who specialise in providing commercial Energy Performance Certifications. When it comes to an Energy Performance Certification (EPC) it rates how energy efficient a commercial building is, they’re an essential piece of documentation that needs to be available to buyers or tenants whenever a building is being bought or sold. It’s also necessary for newly constructed and new build commercial buildings to also have a non-domestic EPC in place.

Energy Performance Certificates are vital and adhere to the Minimum Energy Efficient Standards 2018, which state that in the case of new lettings and lease renewals, it is unlawful to agree to a new lease of a commercial property with an EPC rating of F or G. Energy Performance Certificate ratings of D are considered as acceptable as they’re in the middle and EPC ratings of A mean that the building is highly efficient when it comes to energy.  For more information on how Clifton Energy’s consultants can help you, please call our Thurrock based team today.

Commercial Energy Performance Surveys

EPCs are highly important and are mandatory when it comes to marketing and promoting a commercial building, this also goes for newly built buildings. It is also now considered as an offence to construct, sell or lease a building that doesn’t have an Energy Performance Certificate. Potential tenants, owners or occupiers should be provided with the building’s EPC. At Clifton Energy, we’re home to a professional team of energy consultants who have a range of experience when it comes to providing EPCs for buildings across Thurrock and the surrounding areas. As highly knowledgeable experts in the energy industry, we ensure that our clients receive a quality and professional service. Energy Performance Certificates were introduced by the Government in 2007 and adhere to both domestic and commercial properties. Commercial Energy Performance Certificates (EPC) are energy surveys that will determine the energy efficiency of a building or commercial property. EPCs are rated on a scale of A to G, this is based on the building’s CO2 emissions per m2 of floor space.

They’re necessary as they provide information relating to the energy efficiency of the building, this comes from a number of factors including the insulation that is present, the building’s heating systems, glazing and renewable generation systems. Not only can we provide you with energy ratings, but we can also offer fire door inspection services as well, get in touch to find out more about our full range of services.

What’s involved in an EPC Survey?

When it comes to providing an EPC at Clifton Energy, your assessor will conduct a site visit so that the building dimensions can be measured as well as collecting any available information relating to building fabric, lighting and HVAC. We refer to the Simplified Building Energy Model (SBEM) which is software based and used to model the building, then we can provide the Energy Performance Certificate.

The software that we use will produce the certificate alongside a Recommendation Report, the EPC will rate the building on a scale of A to G and this will reflect the building’s CO2 emissions per M2 of the floor. The Recommendation Report will provide recommendations for improvements, this includes short-, medium- and long-term measures. Once we have completed the EPC, a copy will be lodged on Landmark and further copies of both the certificate and report will be sent directly to the client.

What factors will affect the Energy Performance Certificate’s grade?

When it comes to Commercial Energy Performance Certificates (EPC), they’re an ‘asset’ rating rather than an ‘operational’ rating. This means that the rating isn’t related to the actual energy usage of the building occupier. Ratings are derived from assessments of the building fabric, such as walls, floors, roof, windows, doors and also HVAC – heating, ventilation and AC, as well as lightning and on-site renewable energy sources.
